About Shawn

Spending all of my summers at my grandparents' lake home, I feel as though I have always lived at the lake. During my youth, my friends and I were on the water from morning until night, exploring all of the coves and best fishing holes. As a result of these experiences, I have first hand knowledge of the Lake of the Ozarks, from the North Shore to the Niangua Arm.

In 2001, I became a licensed Realtor and started a career I take great pride in. I specialize in being a Buyer's Agent, helping clients find just what they are looking for. In fact, I often anticipate my Buyers' wants and needs before they do.

What’s My Property Worth?

The simple answer is that it’s worth what a ready, willing and able buyer will pay for it.

So how do I know what a buyer is willing to pay?

The best analysis of your property’s current market value is from an appraiser or one of our professional Realtors here at Coldwell Banker Lake Country in Camdenton. We know the market and understand trends in our local market because we look at properties and analyze the values every day. Not only do we have access to the statistics of comparable properties, we also have the ability to critically analyze the differences in the quality of finishes, amenities, land, characteristics and the value of the location of the property.

Overpricing a property can result in fewer buyers looking at the property, leading to a longer time on the market. In this situation, a property may sell at a lower price than if it had been priced correctly from the start.

Under pricing a property can create a higher demand the property may sell more quickly, but it may also leave you with a smaller equity.

I can show you various financing options that you may not be aware of and will discuss the likely impact of each alternative if you are selling a property. Depending on the price of the home and/or the amount of your down payment, there may be several options that fit your personal situation:

  • VA (for military veterans only)
  • FHA (Federal Housing Administration)
  • Conventional (Fixed rate over a set number of years)
  • Other options including owner finance, first time home buyer programs, loan assumptions and lease purchase

Pre-approval preparation

 I’ll work closely with you to understand the documents and financial information you’ll need to gather prior to meeting with your lender. Pre-approval is based on your employment, income, assets, liabilities and available down payment to close on your home. Some sellers only accept offers from pre-approved buyers.
